How long will it take to sell my property?
Obviously this is an answer that can never be answered exactly up front. However with that said I believe in setting realistic expectations based off of actual market data. During the initial process of getting your property on the market I present a detailed look at not only the market as a whole, but also your specific type and price point of property that includes data such as average days on market. I do not believe in telling a client what they want to hear purely to help secure a listing, my partnered approach means I will be backing up all estimations with raw market data to give you a realistic expectation and help you make buying and selling decisions throughout this process.
What do I need to do as a seller?
My goal as your broker is to make your part within this transaction as simple and straight forward as possible. We will work closely together in the beginning to make sure I have all of the detailed information I may need up front to help with marketing and getting accurate details out to all prospective buyers. I invite my clients to have as much or as little involvement as they wish throughout the process as well as oversight into my efforts. If you are looking to have this transaction on autopilot I will take care of every detail I possibly can on my own and only reach out when something on your end is absolutely needed or when an offer has been presented. For those that wish to be more involved I am happy to include you into all details of the marketing process as well as giving regular reports on what I am doing on my end and the results we are seeing from those efforts. This is truly the million dollar question, right? I will not sell myself by simply telling you what you want to hear, not to get your business, and not while working together. I will be upfront, there are brokers out there with 30+ years of experience all the while here I am in my 30’s. Furthermore I will even admit many of these brokers will most likely do a good job for you, so why hire me? The truth is my age, which could be considered my weakness, is actually one of my greatest attributes. The reason you should hire me is not because I can check those boxes off as well, but instead it is everything I am doing beyond that. For each property I look at current market data, location, and individual intricacies to come up with a marketing plan that covers listing services, photography, videography, print marketing, digital marketing, and targeted buyer prospecting. Buying
I will utilize all avenues to present every available investment option to my clients, including cooperating with other brokerage firms and scouting off-market properties not advertised to the general public. Simplifying the acquisition process for a client is an important responsibility and I strive to assist in supervising due diligence research including property condition assessments, environmental reports, property management, insurance, financing, surveys, title, etc. My goal is to help the client understand a property by providing comprehensive demographic, zoning, traffic, and economic reports as well as develop a thorough market analysis to have real numbers on paper when considering what to offer. I assist in evaluating current and future business needs and how that matches up with potential property features.
I look beyond the current transaction, I work with clients to truly consider the long term of the investment. How long will this property most likely meet your needs? If another expansion will most likely be needed in the foreseeable future its important we pencil the investment analysis numbers from acquisition to disposition so we have a clear understanding of the investment as a whole. This is a step that is often overlooked in commercial investments and when considered, typically changes the search parameters through this process.
Why can't I just search for a property myself?
The simple answer is you can, but can you afford to? As a commercial broker I belong to a number of commercial listing services as well as having access to off market and “hip pocket” listings as we call them in the business. My services go far beyond simply finding you the property as well. Once we find you a property what do you offer? Its important to have and understand the most up to date market data so that you can present an offer that is reasonable and prevents you from either overpaying or insulting the seller which can potentially hurt or end future negotiations.
How do you keep from letting any potential properties slip through the cracks?
Its simple, for each buyer I am representing I set up a strict search schedule through all of my resources. Many of the platforms I use will also automate the process in which they will instantly alert me of any new properties hitting the market that match your criteria. Beyond this I am regularly connecting with other brokers to hear first hand of any upcoming properties that will be hitting the market in coming weeks as well as hip pockets that are open to selling but not actively listed. Anytime a new opportunity presents itself I collect the details and pass them on to you immediately. As we work through this process I pay close attention to what works and doesn’t work for you and your business within these specific properties. I am constantly taking notes to know how to best serve your needs throughout the hunt.
What will your buyer representation cost me?
You will like this answer….. In nearly all transactions it will cost you nothing! In most transactions the seller is paying commission that covers both sides, meaning you get my research, market scouring, document prep, negotiations, and constant support for nothing out of your pocket. Very rarely a seller may not cover the complete commission, in these cases I will point that out very clearly upfront and work to find an agreeable solution between both parties to move forward.
