Development Planning and Sales

Development is not only one of my passions within real estate, but it is also an area of business where I pride myself on being able to serve my clients start to finish.  Commercial or Residential, we will partner from the land search and acquisition process all the way through the sales and/or leasing phase.

Planning

I am willing to start from the very early planning phase with each of my developer clients.  Often I find there are two approaches to the process; one being a specific property that has been highlighted as an opportunity, the second, being a developer with a vision that needs the perfect parcel for their investment.  Whichever situation I believe in putting the time in early on to assess the primary goals and what will be required to meet those.

Acquisition

Once we find the right property it is important to work through negotiations in a timely manner.  I will put the time into the market research to ensure when we make it to contract you are confident with the terms.  Upon having a contract I will assist in making sure the proper due diligence efforts are initiated and carried out in a timely manner to arrive at closing with no questions unanswered.

Sales and Leasing

Upon closing on the property it is important we move on to the sales or leasing phase immediately with minimal downtime so you see returns in the shortest amount of time possible.  For residential projects, I have close relationships with many local builders.  My goal is to have any spec or package lot home products lined up prior to you even closing on the property.  Secondly, I work hand in hand with these builders to have a go-to list of builders at our disposal to assist potential buyers through the lot selection process.  Lastly, I have a network of brokers experienced in development and new home sales ready to create an onsite or remote sales team to work daily at getting the highest return from your investment.

For leasing projects, I offer the same service.  I organize with commercial contractors to assist potential tenants with buildout information and begin marketing your lease opportunities immediately.  My goal goes beyond filling the space, I personally reach out to tenants that would make great anchors with long-term lease potential as well as drive traffic and complement nearby businesses.

Exit Strategy

Sometimes, just as important as the acquisition phase, an exit strategy needs to be an integral part of your development plan from the beginning.  Many assets can benefit from a limited holding period, long enough to minimize tax accountability, short enough to take advantage of project value appreciation due to improvements and minimizing overall risk.  I am always willing to put the time into analysis projections through different holding periods to help you plan a long-term exit strategy of your investment.
